The land extends to 5.37 hectares (13.26 acres) of Grade 1 arable land. The soils are of the Butterwick soil series characterised by free draining stoneless silty loams having a large available water capacity and being suitable for growing cereals, vegetables, and root crops.

The land is located at Butterwick, one mile north of the village of Butterwick and some five miles north east of the town of Boston. The land is accessed directly from the public highway, A52.
