The site is situated within the Wealden Heaths II 5km SPA Buffer Zone and the East Hants 5km SPA Buffer Zone. A consultation would need to be undertaken with Natural England on any application to establish if there is a likely significant effect.

Waverley adopted CIL in October 2018. The site is situated within Zone A. For residential proposals of 10 units or less, the CIL rate for 2023 is £504.59 per sq. m.
The town of Haslemere is approximately 39 miles south west of London in the county of Surrey but close to the borders of West Sussex and Hampshire.

The development site being offered for sale is situated to the rear of the Harpers Steakhouse immediately opposite Haslemere train station. The town centre is within walking distance. Rights of access will be granted over the Vendorrrs retained land leading from Lower Street.
