The property comprises an existing 2 storey office building, extending to around 1,546 sq m (16,641 sq ft) on a gross internal basis, sat on a regular shaped site extending to about 0.73 hectares (1.80 acres). It forms part of a much larger site extending to circa 4.37 hectares (10.80 acres), that comprises, in addition to the subject property, the Grade II Listed building known as Cross O'Cliff Court and the cricket ground and pavilion, which is let to the Bracebridge Heath Cricket Club.
The subject property sits in the south-western corner of the larger site, offering panoramic views westwards over the Trent Valley toward Newark, and would, in our view, offer potential (subject to planning) for alternative uses, most likely demolition and redevelopment for a wide variety of different uses. The balance of the rest of the site extending to circa 3.64 hectares (9 acres), including the Grade II Listed building, is being sold off separately and will be used as a Special Needs School and the Bracebridge Heath Cricket Ground.
There is an adjacent building occupied by East Midlands Ambulance Service NHS Trust (EMAS), not included in the sale of either part of the site as this is being retained by EMAS, for a continuation of its current office/administration use.
The extent of the subject site is shown edged in red on the site plan later in these particulars. The wider site has extensive mature trees throughout, which add considerably to the character and quality feel of the surrounding area and this is shown edged in blue on the same plan.

Popular village location
The site is located at the top of Cross O'Cliff Hill in the village of Bracebridge Heath, which lies around 3.5 miles to the south of Lincoln City Centre.
The site enjoys panoramic views southward and westward towards Newark on Trent and beyond. The village amenities within Bracebridge Heath are located a short walk to the south. These include 3 village pubs, 2 convenience stores operated by Tesco and the Lincolnshire Co-op, a pharmacy, post office, various takeaways, a doctors' surgery and primary school/ children's day nursery.
The eastern relief road extension, which was completed some years ago, provides access to all parts of the City Centre and, further south to the A46 dual carriageway to Newark and the A1, lying around 18 miles to the south west. Work has recently started on the final stretch of the relief road, which will link Bracebridge Heath to North Hykeham to the west.
