The Property comprises two parcels of productive Grade 2 arable land extending to approximately 10.74 acres (4.34 hectares) in total. Historically the land has been an apple orchard, which has recently been grubbed up with the land now currently lying fallow.

All of the land belongs to the Blacktoft soil series being described as being deep stoneless permeable calcareous fine and coarse silty soils suitable for growing sugar beet, potatoes and cereals as well as some horticultural crops.

Lot 1 - (shaded Red on the sale plan) comprises approximately 5.17 acres (2.09 hectares) of Grade 2 Arable land. The land is accessed directly off Wheatley Bank. and extends across to the A47.

Lot 2 - (hatched Blue on the sale plan) comprises of approximately 5.57 acres (2.25 hectares) of Grade 2 Arable Land. Access is through a gateway off Wheatley Bank, this parcel is surrounded on three sides by ditches bordering neighbouring agricultural fields.

The land is situated approximately 0.70 miles south of Walton Highway and approximately 2.10 miles north of Wisbech. The property lies immediately to the east of Wheatley Bank and is also accessed directly from the road.
