Description

New Build Standalone Store Let on a 15-Year Lease from Q4 2026 (TBC) with Guaranteed Rental Uplifts

The site will begin construction at the end of March in accordance with the planning consent granted by Cheshire West and Chester Council under reference 24/00687/FUL, dated 04 February 2026.

The subject site extends to approximately 0.322 acres (0.13 hectares) and will comprises a modern retail unit with associated car parking provision. The development will be delivered in line with approved plans, resulting in a purpose-built 3,750 sq. ft (348 sq. m) convenience store, complete with landscaping, access, and 17 on-site parking spaces.

The freehold interest is being sold with the benefit of the new institutional lease detailed below.

The property is to be let on an overriding lease of the whole for a term of 15 years from Q4 2026 (Date TBC) at a rent of £130,000 per annum. The lease is subject to 5 yearly rent reviews in line with CPI with a cap and collar of 1% & 3%. There is a 6 month rent free period (to be absorbed by the vendor) also applicable.

The commercial unit's Rateable Value will be assessed upon completion of the development.

The Energy Performance Certificate will be provided on completion of the tenants fit out works.

Unconditional offers are invited in the order of £2,300,000 (Two Million Three Hundred Thousand Pounds) subject to contract and exclusive of VAT. This reflects a Net Initial Yield of 5.3% after allowing for the usual purchaser's costs.

The investment will be sold as a TOGC and will therefore be exempt from paying VAT.

Location

The site is located in Little Neston, a village on the Wirral Peninsula in Cheshire, situated immediately south of Neston. It forms part of an established residential area with local amenities and access to surrounding countryside and estuary marshland.

Little Neston lies approximately 10 miles east of Chester and around 5 miles southwest of Ellesmere Port, providing straightforward access to nearby urban centres and transport connections.

The village is accessed via the A540 and regular bus services, with Neston railway station close by offering direct links to Liverpool and Chester. It is also near the settlements of Ness, Parkgate, and Raby.

The property is located on where Town Lane and Mellock Lane converge, directly opposite 'The Green'. The new build store will be erected on the pub car park which is not required by the pub.
