The units form part of a terrace of 4 units, which occupies part of a larger courtyard development of modern industrial / warehouse units, both with a gross internal area of 1,470 sq. ft (137 sq. m) approx. Units 1 and 2 are of steel-framed construction with grey plastic coated profiled steel cladding to the walls and roof. The front elevation has an attractive brick feature panel, each unit with an insulated main loading door (width 4 metres/13 ft and height 3.5 metres/11.5 ft) and double glazed screen panel incorporating a personnel entrance door. Unit 1 has an office, staff room with kitchenette and 2 WCs (1 disabled) in addition to the warehouse area. The unit has vehicle barriers externally at the front. Unit 2 has a reception, office, kitchenette and WC in addition to the warehouse area. We understand that there is 3- phase electricity but we have not tested these services. Both units have minimum eaves heights of 3.5 metres (11.5 ft), maximum eaves heights of 5.5 metres (18 ft) and rear fire exits. Externally there is a common forecourt area with 6 dedicated car-parking spaces allocated to each unit, leading to the adopted estate road.
