The site comprises the former Riccall Colliery, one of the 5 mines that formed the Selby mine complex. It comprises a complex of modern (1980’s) former colliery buildings including offices, amenity accommodation, workshops, stores and plant rooms, dispersed around a large concrete surfaced, former pit yard within which the old mine shafts were located, (these are now capped), together with an ancillary stocking yard. The buildings, including a sports pavilion adjacent the colliery football pitch, (which is still used by a local football team), extend to approximately 93,428 sq ft. The site, albeit irregular in shape, is predominantly level, and benefits from boundary screening bunds which creates self-contained, discreet development opportunity. In addition, there is approximately 38 acres of land let under an agricultural tenancy agreement.

Riccall Business Park is located directly off Selby Road which links onto the A19 giving easy access to Selby some 3 miles to the south west and York 10 miles to the north. The A19 gives easy access to the M62 to the south and the A64 York ring road to the north with easy links to the A1M and wider motorway network.

The business park currently operates at 59.30% occupancy for the existing accommodation with 28,030 sqft vacant, and 0% occupancy for the expansion land. A planning application for B1, B2 and B8 uses was submitted in 2005 and subsequently refused in 2006. An appeal was submitted and following an enquiry by the Planning Inspectorate consent was granted in June 2007.
