The Sheffield International Rail Freight Terminal (SIRFT) is an active rail freight terminal forming part of the Tinsley sidings. Phase 1 comprised two new warehouse units of 625,924sqft which were completed and sold in 2007. The final phase - SIRFT 3 - is one of few active rail connected build to suit development opportunities in the UK. Located adjacent to Sheffield Business Park, the site is directly linked to the main rail freight infrastructure as well as being within 5 miles of both the M1 and M18.

SIRFT 3 is strategically located close to the M1, M18 and is 5 miles equidistant from the centres of Sheffield and Rotherham. The site forms part of the Tinsley industrial district which links with the Don Valley area of the City to the West and Sheffield Park Way (A630) to the East, a key arterial route linking the City with the M1 (J33).
