Location
The subject land is located next to the established Queensway Business (and industrial) Park, which is accessed itself off Kilnhouse Lane. The subject, 11.5 acres of land, will be primarily accessed via a new entrance off Queenway but does have a secondary access off Scafell Road (within Queensway Business Park). Blackpool Airport is located to the north of the land. Queensway is a main arterial route, the B5261 and connects Lytham and St Annes to south Blackpool, also commencing access toward the M55 / M6. There is a high volume of new build housing within close proximity and across Lytham St Annes and south Blackpool as a whole. A new Heyhouses bypass is proposed to be constructed, connecting onto Queensway. This is part of the planned M55 motorway - St Annes link road system).
